Management of commercial units formulates an essential part of our day to day activities. Within the Levene Property Management team we understand the need to increase investment potential and that proactive property management can be key within maximising opportunities on this.

 We strive to ensure that our clients are sound in the knowledge that their property is being managed effectively thus removing the need for them to deal directly with tenants and day to day property management issues that they may not have time for.

Our team have first hand of experience with a full array of commercial and investment property portfolios ranging in size from freehold shop and uppers through to industrial estates, office blocks and residential block management contracts. We also assist and advise clients on all areas of management for shopping centres and markets both locally and nationwide.

  • Organisation and supervision of maintenance and repairs
  • Rent collection service including:
  • Dedicated client accounts specifically for you with up to the minute online account details  
  • The issuing of rent demands
  • Managing non resident taxation 
  • Management and chasing of late or non-payment
  • Management of Service Charge 
  • Regular inspection of your property to inform our clients of current condition and ensure a suitable standard of upkeep for properties within a portfolio.
  • Ensuring that our Client's property conforms to the latest safety regulations
  • Advice on Lease Terms and Facilities Management
  • Ensuring good levels of communication between Landlord and Tenant
  • The provision of Interim Schedule of Dilapidations
  • The provision of Schedule of Conditions
  • Issuing s.24 Repair Notices if required
  • Fully compliant with RICS Code of Practice
  • Dealing with Rent Reviews and Break Options

In addition we provide consultation to tenants and occupiers on Service Charges and Occupational Costs. We understand the pitfalls and work hard to find solutions to individual client’s needs.

Due to the nature of our business at the Levene Group we are in a fortunate position whereby our team is kept well informed of all aspects of the property industry. This is achieved by weekly meetings whereby all diciplines including the commercial, residential, surveying and property management team meet together to discuss and update first hand information experienced on a week by week basis. This structure also allows us the opportunity to have specialist advice available internally across the diciplines that we cover.
